Websites for estate agents that get the viewing booked

A buyer decides in about thirty seconds whether a property is worth seeing. They decide on a phone, from photographs, with the price and the floor area in front of them.

A complete five-page site: listings for sale and to let, a full property page with photographs and floor area, the team, and a valuation request.

What usually goes wrong

The portals own your buyers

Every enquiry arrives through a portal that charges you for it and never tells the buyer your name. The second instruction from the same seller goes to whoever they remember, and they do not remember you.

A property has no page of its own

The listing is a PDF, or a WhatsApp album, or a post that scrolled away last Tuesday. There is nothing to send, nothing to link to and nothing for anyone to find in search.

The photographs are the whole product and half of them are dark

Twelve pictures of the same living room at dusk, uncompressed, taking nine seconds to load. The buyer left at four.

Nothing tells a seller why you and not the agent on the next street

Valuations are won on evidence — what you sold nearby, at what price, in how long. If none of that is written down, the seller picks on commission.

What goes on an estate agency site I build

The demo is a London lettings and sales agency, but the structure holds for any brokerage.

  • A page for every property: photographs, price, floor area, bedrooms, features, and an enquiry form that already knows which property it is about.
  • Listings split by sale and let, each card carrying the price, the area and the number of bedrooms before anybody clicks.
  • Structured data on each property, so the price and the address can appear in search results rather than being invisible to them.
  • Photographs compressed properly. Thirty images of a flat does not have to mean thirty megabytes.
  • A valuation request that collects the address, the type of property and when the seller wants to move.
  • Listings kept current as part of the monthly fee: two changes a month, each done within 48 hours.

What it costs

From $1,800 in US dollars (AED 6,600) to build, then $249 (AED 900) a month. An agency carrying more than a handful of live listings usually wants the Standard plan for the extra pages.

Send me three of your listings

A portal link or a folder of photographs is enough. I will tell you what the site would cost and what each property page would show.
